Being Ripped off by flood water removal company, what to do?

Question: After 2 days of rain totalling 4 inches I discover a few inches of water in the Basement. A company came and was eager to do the work once a contract was signed and no quote given. They vacuumed up the clear odourless water, told us it was category 3 - toxic and then proceeded to remove the carpet and Lino from the 800 sq ft suit, then gave us an invoice of $4300 for the 3hrs of work. They did have 5 fans and a dehumidifier in for days after. I have disputed the charges, but I feel it will end in court. What should I do?

Salt Water Removal?

Question: Saltwater removal of? Is there anyway to remove salt water deposits from items damaged by Hurricane Flood Waters? I have $100,000's of thousand of collectable music boxes that were flooded in Hurricane Katrina and are cover in salt water deposit and no longer work. Any suggestions on how to remove this from the playing instrument so they will work again?

Answer: Distilled water may be your best bet to remove salt water deposits, but you would have reimmerse the objects which may cause additional damage. Also, you need to change the water often and use several changes of water. Distilled water is very pure, and is considered "salt hungry" and will dissolve most of the salts left from evaporated sea water. Good luck!

Typical cost for water removal service after basement flooding?

Question: We recently had basement flooding about an inch or two that covered only the utility room and adjacent rooms that are carpeted ONLY wet but no were near an inch of water, just a bit damp from absorbing water. We have a total of 1320 sq foot and half including the utility room got wet. How much does it usually cost for this service. Minor mold was found and a foot section was taken out of the drywall and base board. We want to save the carpet and they said it can be saved since it is new. Stains are visible and can they be cleaned as well? Water that back flowed didn't come out of sanitary line but just excessive rain water.

Flood insurance?

Question: I called GEICO, they told me that flood insurance is only available through FEMA ($180/yr - everybody pays the same). A "flood event" is defined as water that covers two acres; water that damages your house but does not cover a two acre area would not fall under flood insurance. I have drainage back-up water damage insurance under a separate policy. $180/mo. would be a waste of money? In other words, (for example) if my neighbors' juvenile delinquent teenagers turn on the water spigot of the old lady nextdoor in the middle of the night, and that creates a half-acre puddle, and my house gets flooded, what good would flood insurance or sewer-backup insurance do? Probably none? My friend's apartment was flooded in the middle of the night by the apartment complex's defective ice machine. Man, nobody is taking responsibility and they have to move, there is serious mold damage even though a water removal company came immediately, and their dog doesn't want to move to a new place.

Answer: Sewer water backup & sump pump overflow is an endorsement to most homeowners policies. This would NOT be covered by a flood policy. GEICO had the definition of flood ALMOST correct. The definition is the flood must cover 2 acres or 2 properties in the immediate area (so a neighbor 3 houses away would count) above ground on normally dry land. So if a neighbor kid left the outside water running & the water went from your neighbor to you and caused damage to your home, flood insurance should cover it (because there would be 2 properties involved), less your deductible. There is a 30 day waiting period for flood insurance, your town must participate in NFIP & the premium is paid in full. The rates are set by FEMA however, not everyone pays the same, it depends on their flood zone, the elevation of their home & the value of the house and contents they decide to insure.

FLOOD question?

Question: Hi everyone. i live in Florida and the apartment I am renting got flooded. The flooring in the apartment is carpet. I called the landlord right away and he sent water removal services, within 2 hours they came. They put up various fans and dehumidifier. Now its been 3 days and it smells horrible and the padding in the carpet is still wet. The landlord called and said that the insurance company will take 3 weeks to decide what they will cover as far as baseboards and carpet. Question is, once the fans are out of the apt. is it safe to move back in? (mold)??

stain removal - water marks (rings) on upholstery HELP!?

Answer: As a pro upholstery/carpet cleaner, I have the opportunity to clean mattresses all the time. I use a product called Urine Stain Remover, which is actually 12 per cent hydrogen peroxide, any laundry detergent, warm water, and a long handle bristle brush. Water marks or stains are treated and brushed while the rest of the mattress is misted down with plain water. The entire mattress is then vacuum rinsed and extracted, usually with a portable upholstery extracting machine. Rinsing and extracting are the most important part of the procedure. By misting down the entire top side of the mattress, water marks are prevented from forming during the drying process. Rubber gloves are required to prevent your skin from being burned by the peroxide.

A pipe burst in the bathroom causing a flood in the apartment I rented, unable to inhabit...should I pay rent?

Question: A pipe burst in the apartment I am renting in the Florida, it caused flooding throughout the apartment which has carpet flooring. I called the landlord immediately and she called a water removal company which arrived two hours later and placed fans and a dehumidifier in the apartment for a couple of days already. The landlord got his homeowners insurance to inspect the apartment and then called me to inform that they will pay for any hotel expense and food expense we incur. Also the insurance company is going to take 3 weeks to decide if they will replace the flooring in the apartment. I have a couple questions. Even though his insurance company is paying for a hotel, should I still be paying rent? If the insurance company does not replace the carpet , does the landlord need to change it because of mold issues? Is this fair what should I do? I am not living in the apartment I paid rent for and currently living at my friends, which is inconvenient am I entitled to anything? Thanks You!

Our neighbours are denying access to a leaking shared water pipe damaging our property. Is this legal?

Question: Whenever our neighbours have a bath we get floods of water down our wall. Access to the pipe carrying water out of the two properties is via their property. To do the same from our side involves removal of part of the ceiling and wall. They are insisting that, since they are receiving no damage, it is not their concern. Is this the case? Does my landlord have to pay back my security deposit..........?

Question: My landlord left a message on my phone yesterday telling me I was being evicted. The reason is not because I don't pay my rent on time and I am not even in violation of the lease. He just got pissed at me because I don't want the service people from a water removal place to be in our storage room unattended and I got into it a little bit with him about it. The reason I don't want Flood Pros in our storage area is they damaged some of our stuff from the first time they were here. We had a flood in our basement due to heavy rainfall, that's why they were here last month.

Answer: A landlord or his agent has the right to go anywhere on the property after giving 24 hours advance notice. You have no right to deny access to the contractor. If it is indeed a security deposit and not a cleaning deposit you are entitled to get it back within the statute limitation in your area, usually 30-60 days after you move out. This refund assumes that you do not owe the landlord any money. You are also entitled to 30 days notice if you are in breach of the lease agreement, which it sounds like you are. Hope that helps.
